The expected service life of a road depends on several factors, including the materials used in its construction (asphalt, typically found in residential areas, or concrete, used for highways), as well as environmental conditions and traffic volume. Generally, there is a consensus that roads in low-traffic residential areas have a useful life of approximately 20 to 30 years, assuming proper maintenance has been conducted.
Our community was developed in 1979, and our roads have now been in service for over 40 years—well beyond their typical expected lifespan. Over time, the infrastructure has deteriorated significantly. We are currently facing widespread issues such as deep cracks, broken curbs, potholes, and worn-down asphalt. These issues not only present safety concerns for residents and visitors but also negatively impact the overall aesthetics and property values of our neighborhood.
Our Board of Directors has, over the past few years, actively explored options for restoring our roads. After careful planning and community engagement, a Special Assessment proposal was presented to the community for a vote on February 20, 2025, and was successfully approved.
With this approval, we are now moving forward with the necessary restorations efforts to restore the integrity of our roadways—ensuring improved safety, durability, and quality of life for all residents.
